Credit Card Fee – The credit card fee of 3% is non-refundable, as this is a processing fee. If you must cancel the reservation and are eligible for a refund, the credit card fee will be non-refundable.
Balance of Rent Due – Your Balance of Rent Due under this Agreement shall be paid within 75 days of your arrival. All balances receivable within these 75 days shall be subject to a 3% per week late fee.
Security Deposit – Your full Security Deposit is due upon execution of this Agreement. Your Security Deposit will be returned within two (2) weeks of your departure date via a check in the mail. Please note that we will confirm your address before mailing the check. Security Deposit refunds are subject to adjustment for additional guests, late checkout, property damage (including fixtures, appliances, and/or furnishings) caused by you or your guests, and cleaning expenses.
Reservation Deposit – If your reservation is made more than 75 days before your Arrival Date, 50% Reservation Deposit is due upon execution of this Agreement. If your reservation is made 75 days or fewer before your Arrival Date, payment of the entire Rental Amount is due upon execution of this Agreement.
Confirmation of Reservation – Your reservation will be confirmed, subject to the terms and conditions set forth herein, upon our receipt of a signed copy of this Agreement, with all fields completed, together with your Reservation Deposit (or entire Rental Amount if less than 75 days from your Arrival Date) and the entire Security Deposit required.
Refunds – Refunds are not given after departure if the guests fail to report any issues during their stay. Issues/concerns should be reported immediately to Northern Living to be addressed.
Pest Control – Our homes are located in Adirondack Park, and although we perform regular cleaning and appropriate pest control on the homes, we cannot guarantee they will be pest-free of all bugs, animals, and pests. We cannot compensate for the presence of pests, insects, and animals. We also ask that all guests respect nature and that you Do Not Feed wildlife, especially deer, on or near a home location.
Early Check-In – Check-in is a firm 4 pm unless Northern Living, LLC, previously approved it. Due to the safety of our housekeeping staff, guests are not allowed to enter the home before 4 pm or their approved check-in time. Guests who do not comply and enter the home before 4 pm or their approved early check-in shall forfeit their Security Deposit in full. For purposes of this paragraph, “Guest” also applies to all members of the Guest’s party,
All units include refrigerator, microwaves, K-cup coffee makers, free wifi and digital Roku TV with remote.

Each unit lists the maximum number of guests per unit. Also listed is the maximum number of adults permitted. If a unit sleeps four, and it states 2 adults – 2 children under 14 are free. Another adult will incur a fee of $25.00 per person each night.
The maximum occupancy on rooms is not to be exceeded at any time and is listed on the rooms rate page. This number includes adults, children, toddlers and infants.
English Brook Cottages LLC, now Northern Acres LLC is a private facility and all facilities and accommodations are intended for use by our guests only. If your relatives or friends plan to visit with you, we kindly ask that you meet them at a public area, beach, park or restaurant.
Check in time is 4pm, door code provided.
Departure time is no later than 10 am. This allows us enough time to clean all our units thoroughly for our next guests.

No refunds for early departures or cancellations.
Northern Living Office Hours are 8am-8pm.
Smoking is strictly prohibited inside the cabin or any common areas of the property, including the pool deck, playground area and basketball hoop area. Smoking is permitted only in your fire pit area and on your patio. Evidence of smoking in the room/cabin will result in a $250 cleaning fee. Violators will be asked to vacate the premises immediately without a refund. NO VAPES OR PENS ARE PERMITTED IN CABINS.
Campfires are permitted in designated areas only until 11 pm. They MUST be extinguished properly before leaving them.
Trash will be picked up daily by 10am. Please place it in the garbage cans provided and secure the lid.
